When you hire Keep it Managed

You will be partnering with a Certified Property Manager (CPM) backed with a team with over 12 years of experience working with landlords and tenants. Our clients receive the highest standards of service from a team of professionals who ensure the seamless operation and maintenance of your property 24 hours a day.

We work with vendors and contractors that are vetted. When a repair is required, we get it done for you.

What to expect

  • We’re available for emergency visits, acting as the eyes on the property when/if the Owner is not physically present in the local market

  • 24 hour response time to respond to all Tenant and Owner inquiries, eliminating the need for Owner to communicate directly with Tenants

  • Coordination of repair and maintenance services deemed necessary

  • Coordination of tenant move-ins and move-out, organizing any required clean up and repairs

  • We’ll take care of issuing annual rent increases (as allowed under the law)

  • Maintaining thorough accounting of rent payment receipts, expenses, and charges on monthly basis

  • We’ll serve legal notices to tenants when necessary and hires attorneys when needed for eviction proceedings or rent recuperation (with Owner’s prior consent)

  • We’ll compile, negotiate, and execute new leases (*new leases are at an added cost, see below)

  • We’ll send photo updates of property exterior to the Owner 12 times a year

  • Replacement of furnace filter (if required) 4 times a year, which will be supplied by the us. Upgraded filters or non-standard filters will be charged to the Owner

  • Bi-annual inspection and testing of smoke and carbon monoxide alarms. We will order and replace the alarms if required

  • Coordination of HVAC and water tank annual servicing (if applicable)

  • We’ll report on condition of the property every quarter, supplemented with photos and videos via email

  • We’ll provide annual financial reports of the Property, which will document revenue and expenses that the Property Manager is aware of. Owner will required to provide some financial details to help complete the analysis (loan/mortgage details, property tax, etc)

Base Package - 5% fee

When you are a partner of Keep It Managed, we agree to provide all services listed above in exchange for 5% of the gross rents plus HST.

For clarity, as the investor renting out your income property at $2,000/month, you would relinquish your landlord duties for $100/month + HST to Keep It Managed.

Plus Package - 9% fee

In addition to the Base Package, the Plus Package adds 3 extra layers of risk-mitigation and security.

  1. Your tenants will be able to auto-pay their rent with their credit card if they choose. This reduces the risk that they won’t make their rent payment.

  2. We’ll collect rents on your behalf and direct deposit into your bank account. You’ll have literally no interaction at all with your tenants.

  3. We’ll enroll your tenants with the Landlord Credit Bureau. Being an affiliate of this site has 2 huge benefits:

    • Tenants registered here have their rent payments recorded. With this transparency, there is added motivation for your tenant to pay rent.

    • Rent payments are passed on to Equifax, helping your tenant build their credit score. It’s a win/win for great landlords and great tenants.

It’s tedious work to find a new tenant. Cleaning up the property, making necessary repairs, taking photos, advertising it, dealing with hundreds of inquiries, scheduling appointments to show prospective tenants, collecting documents, reviewing documents… (the list goes on!)

At a cost of 1 month’s rent (on a 12 month lease), we can take that pressure off your plate. Through our real estate partner - Team Mangos - we’ll prepare your rental property and advertise it on all of our online platforms, including the Toronto Real Estate board, where it will be exposed to thousands of prospective tenants. We’ll field all the inquiries, calls, showings, and paperwork. All you’ll have to do is sit back and relax!

It’s without a doubt that finding a great tenant makes a huge difference in a landlord’s experience. But it can be overwhelming dealing with a pile of applications and not know what to look for.

With our 12 years of experience, we’ve screened and placed countless tenants across the GTA. We conduct background and credit checks, and we help guide the Owners on tenant selection.

When you’re enrolled our Plus Package, we’ll take it one step further and screen them on Landlord Credit Bureau for any history logged there as well.
